We are available 24/7 should you need any assistance during your stay.
Kindly note that this is a personal home so please take good care of it as if it was your own. From my home to Old Town Edinburgh will take 30 minutes by foot, or 5 minutes by car. However, just steps from my home, there is a bus stop where you can catch various buses (14, 30, 33, 51 and X95) to Old Town.
This location offers the ideal balance—connected to the city yet peaceful, residential, and independent.
Please note that this is a self-check-in property.
There is a zero-tolerance policy for smoking in the property.
If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.

Close to the residential area of Newington, which is easy to fall in love with. Vibrant and leafy, this residential area is a 20 minutes walk from Edinburgh Royall Mile. The Victorian architecture and the many independent restaurants and boutiques give Newington a charming and relaxing feel, without all the tourists piling down like in the city center. This area starts directly beyond the Old Town (where the Royal Mile is) were attractions, bars and restaurants congregate. The Meadows are its beautiful "back garden" and the city center is within easy walking distance.

Great impression, comfort at home, everything is thought out in detail
: We liked everything, it was even more than we expected. The location is close to bus stops. Quiet area, the house is very comfortable, everything is tasteful, we felt at home. Warmth, hot water, everything worked, crockery and kitchen are new, thank you for our great weekend in Edinburgh

Cosy stay
: Very cosy stay, property was nice and warm for a nippy November in Scotland. A nice walk from the city centre, easy check in instructions and attentive host. Would recommend

Although th accommodation was nicely decorated, it's a pity that it's not maintained in a way that feels welcoming to guests.
